Home Inspection: We will be available for you to bring a home inspector, or to inspect the home yourself.  You are welcome on Tuesday, May 15, from 1:00 to 3:00 PM, or on Thursday, May 17, from 1:00 to 4:00 PM.  We will also be available at the house by 5:30 PM on auction day.

Terms and Conditions:  Sale is subject to owner conformation.  A 10% Buyers Premium will be added to the winning bid.  High bidder will make a $7,500 non-refundable deposit immediately following conformation from seller.  Accepted forms of payment for deposit are cash, cashiers check or equivalent.  The remaining balance will be due at closing, on or before June 22, 2012.  Property sold “As Is, Where Is” with no financing, inspection or other contingencies to sale.  Please secure financing before bidding at this auction.

Closing:  Seller will provide a title insurance policy at closing.  Seller will also pay pro-rated taxes.  All other closing fees will be paid by the buyer.  Deposit will be made out to Western Title Company, and the remaining closing fees will be due at closing at Western Title Company on or before June 22, 2012.

Buyer's Agent:  To qualify for a cooperating agent fee, agent must register with auctioneers at least 48 hours prior to the auction.  Please contact auctioneers for registration form and more details.  Under no circumstances will agent registration be allowed on the day of the auction.  Agent cannot act as a principal and agent on the same transaction.
